A new home is an amazingly complex machine, with more than 5,000 individual parts and many thousands of square feet of surface area. Your contractor got 2 (or more) years to build it. You hire TCC Construction to spend 3-4 hours inspecting it.
Every TCC Construction inspector is a lifelong construction professional, who has conducted thousands of inspections. Quality Assurance Inspecting requires both scientific and artistic skills, acquired only through years of painstaking experience and education. TCC Construction will inspect and verify 100% of the important things that make your home functional, livable, and beautiful. If we miss something significant that is non-warrantable, then we will take responsibility for having it repaired.
We strongly encourage homeowners to join us for major inspections, especially the Punch List Inspection at the end of construction. The more eyes looking, the better the result. We must ask, however, that you do not distract the Inspector. We need absolute laser-like focus to document the best possible inspection within our time budget. Progress Inspections - Intensive documentation of the entire construction process... in addition to your Progress Inspections, you also need the CDC (these are completely different types of inspections, for different purposes)
Construction Document Compliance Inspection (CDC) - This is a critically important inspection. Using all of your existing plans, specifications, addenda, and change orders... We verify that everything is correctly constructed before it is all covered by plaster. As they say in Mexico, "Plaster covers many sins."
Inspections at the End of Construction:
Final Acceptance Process - Coordinating and performing the end of construction "Punch List" inspection, verifying the Punch List is complete, accepting your home when 100% complete, and receiving all of your furniture, furnishings, and electronics.
Inspections After Construction:
1-Year Inspection (Warrantable Items) - one-year after completion of construction, after the house has lived, breathed and settled... inspect everything! We all know the LBC warranties are now worthless, but in many cases we can work directly with the contractor who finished your home to complete repairs of warrantable items. This depends on the contractor still being in Loreto. This your last chance for free work by the contractor, so give us a call and lets discuss the status of your contractor.
